Epsom Cluster: St Ebba's
HTA Architects 2006

As part of a wider strategy, several sites occupied by former hospitals were released by the government to be regenerated and developed into low to medium density housing estates.

The St. Ebbas Hospital site was covered with a large number of mature trees, that largely dictated the proposed layout. Housing communities are arranged around a central, communal green space, in a village type character. Larger properties overlook the open spaces, with smaller properties creating mews areas with cobbled streets in more intimate and picturesque spaces. All properties are designed to achieve good eco ratings.

Site area: 13.5 hectare
Total units: 290 houses and flats
